OFFICE BUILDING: VKC Properties has purchased a 10,015 SF office building at 322 Julie Rivers Drive in Sugar Land Business Park. Clay & Company represented the buyer. Indermuehle & Company represented the seller, Sunbelt I, Ltd.

RETAIL CENTER:
Bay Forest Properties, LLC has purchased a 23,000-square-foot retail center at 17118 West Little York in northwest Houston. Houston-Key Home Realty, Inc represented the buyer. Clay & Company represented the seller, First Bank.

COMMERCIAL LAND: JKWS Investments, LLC has purchased 10.7 acres at the northwest corner of County Road 89, or Cullen Road, and County Road 101, or Bailey Road, in Pearland out of a Clay & Company auction. Silver Star Realty, Inc represented the buyer. Clay & Company represented the seller, Cullen Park Partners, Ltd.

INDUSTRIAL INVESTMENT: Clay Allied Technology, Ltd. with Timothy K. Clay serving as Trustee, has purchased 2200 State Hwy 225 in Pasadena, a 25,979 SF industrial building from CREVCO, LP.  Clay & Company represented the buyer.

COMMERCIAL LAND:
Mark A. Foster has purchased 14,500 SF lot next to the Kemah Boardwalk at 310 Texas Avenue.  Keller Williams Waterside represented the buyer. Clay & Company represented the seller, the Small Business Loan Service, LLC

OFFICE BUILDING:
Festival Properties has purchased a 2,500 SF office building at 215-219 West Sealy in Alvin at a Clay & Company auction. Clay & Company represented the seller, Clayco Investments.

COMMERCIAL LAND: Ali Safai and Mostafa Ahmadi have purchased 13.3 Acres at the corner of Ella Boulevard and Richey Road in Houston. Clay & Company represented the seller, Louis F. Bonner. CO/MAX Holding & Realty Company represented the buyer. 

INDUSTRIAL INVESTMENT: CTS Venture Fund 09, Ltd, Timothy K. Clay, Trustee, has purchased 11111 State Highway 225 a 40,000 SF industrial building in La Porte. Clay & Company represented the buyer. Moody Rambin represented the seller, MRTS225, Ltd.

RESIDENTIAL ESTATE:
Thomas and Mary Moore have purchased a 4,148 SF home in Piney Point at an on-site auction held by Clay & Company. Clay & Company represented a private family estate.

CONVENIENCE STORE: Niazi Family Investments has purchased 2,670 Square-Foot Convenience Store at 15742 Old Humble Road at a Courthouse Auction held by Clay & Company on behalf of Washington Mutual.

RESIDENTIAL CARE FACILITY: Zoya Enterprises, Incorporated has purchased a 60,374 SF Residential Care Facility at 3827 West Fuqua Street in Houston. Clay & Company represented the seller, AHS Tomas Care Center. Collier’s International acted as a cooperating broker.

COMMERCIAL LAND: Clay Venture Fund 3, Timothy K. Clay, Trustee, has purchased 157 Acres at Clay Road and Katy Hockley Cut Off. Clay & Company represented the buyer. Betz Commercial represented the seller, LPClay Katy Hockley, Ltd.

COMMERCIAL LAND: The Harris County Housing Authority has purchased 9.97 Acres at 15403 Kuykendahl.  Clay & Company represented the seller, Texas Community Bank. Re/Max Realty Center acted as the cooperating broker. 

COMMERCIAL LAND: Sire Enterprises, LLC has purchased 4.2 acres at 1302 Humble Westfield in Houston. Clay & Company represented the seller, a family estate. Realty Associates acted as the cooperating broker. 

COMMERCIAL LAND: Texas LS Investments, LLC has purchased 2.85 Acres on West Greens Parkway in Greens Crossing at a Clay & Company auction. Clay & Company represented the seller, SV Houston GC Land Limited Partnership.  Moody Rambin acted as a cooperating broker.

COMMERCIAL LAND: Umesh Patel and Ashwin Patel have purchased 3.087 Acres at Ella Boulevard and West Greens Parkway in Greens Crossing at a Clay & Company auction. Clay & Company represented the seller, SV Houston GC Land Limited Partnership.

PAD SITE: Simi Spring, LLC has purchased a 22,607 square-foot retail pad site at I-45 North and FM 2920 in north Houston at a Clay and Company auction. Clay and Company represented the seller, Vinchar Partners, Limited.

SPORTSMAN'S RANCH: Bharat Sanghavi, has purchased a 288-acre sportsman’s ranch at a Clay and Company auction. The property, located on Old Highway 90 in Crosby, has three-thousand feet of frontage on the San Jacinto River. Clay and Company represented the seller, Zarsky Industries, Incorporated.  Pro One Realty acted as cooperating broker.

CELL TOWER SITE: Zarsky Industries, Incorporated has purchased an 8-acre cell tower site at 2619 Preston Road in Pasadena.  The seller, Clay Venture Fund #3, LP, sold the property through a Clay & Company auction.

COMMERCIAL LAND:
Clay Venture Fund #3, LP with Timothy K. Clay serving as Trustee, has purchased 14.43 acres at the northeast corner of Longenbaugh Road and Fry Road from Canyon Lakes 1892, Ltd.  Clay & Company represented the buyer.  Prime Capital Corporation represented the seller.

RETAIL: GP Partners has purchased 1625 West Gentry Parkway, 5,039-square-foot retail building in Tyler. Clay & Company represented the seller, Managed Mortgage Investment Fund, LP. 

INDUSTRIAL BUILDING:
5436, LLC purchased 5436 Clay Street, a 49,500-square-foot industrial building, at an on-site auction held by Clay & Company.  Clay & Company represented the seller, Elliot Valve, Ltd.  

OFFICE BUILDING:
FBRE II, LLC purchased a 17,500-square-foot office building at 8410 Highway 90A in Sugar Land.  The multi-tenant building is anchored by a long-term lease with Frost Bank.  Fort Bend Real Estate Corporation represented the buyer. Clay and Company represented the seller, Sugar Land 6, Ltd.

RETAIL: Tarsem L. Agarwal purchased 3806 Avenue I and 3926 Avenue H, two 22,000-square-foot retail centers in Rosenberg. Clay & Company represented the seller, Texas Rosenberg Properties, Inc.

RETAIL PAD: Kyco, LLC purchased 2+ acres at Piping Rock Lane and Barker
Oaks Drive at a Clay & Company Auction. The retail-pad site is in the West Oaks Shopping Center and adjacent to Bed Bath and Beyond. Clay & Company represented the seller, Gulf Coast West Oaks, LP. Keith Jaehne represented the buyer.

CONVENIENCE STORE: Bingle Enterprises, LLC purchased a 1,680 square-foot
convenience store at 12102 Hempstead Highway at a Clay and Company auction. Keller Williams Realty represented Bingle Enterprises. Clay & Company represented the seller, Small Business Loan Source, LLC.

COMMERCIAL LAND: Alchemy Holdings Venture, Ltd. purchased two commercial land tracts at Cypresswood Drive and Lexington Road in Spring. The tracts, sold at a Clay and Company auction, are adjacent 2.9-acre and 3.4-acre tracts. Clay and Company represented the seller, Forestar Real Estate Group, Inc.

OFFICE LEASE: SWA Group signed a 12-year lease for 8,823 square feet at 1245 West 18th Street. Clay & Company represented the seller, West 18th III, Ltd.

CONVENIENCE STORES: Five Star Innovations purchased three Beaumont-area convenience stores from TAB Lonestar Holdings, Inc. The stores are located at: 5480 College Street in Beaumont; 2223 Nederland in Nederland; and 1202 Magnolia Avenue in Port Neches. Clay & Company represented the seller.

LEASE: Rey de la Reza Architects, Inc. has leased 3,486 square feet at 1245 West 18th Street. Clay & Company represented the seller, West 18th III, Ltd.

COMMERCIAL LAND: ZMS & Associates, Inc. purchased approximately 30,000 square feet of commercial land at the southwest corner of Beechnut Street and Highway 6. This tract was scheduled for auction in May 2007, but sold prior to auction. Clay & Company represented the seller, DWE Services, L.P.

RETAIL: Five Star Innovations purchased two convenience stores at 3310 Concord Road and 1475 Washington Boulevard in Beaumont, TX. Clay & Company represented the seller, TAB Lonestar Holdings, Inc.

RETAIL: Petroleum Wholesale, L.P. purchased 1214 North Sam Houston Parkway East, a 1,780-square-foot convenience store, at a courthouse auction on April 3, 2007. Clay & Company held the auction and represented the seller, Washington Mutual.
